That's right - apparently I'm living on the best street in the area, and I want you to live here with me! I have a great room going due to my flatmate moving back to his hometown of Dublin.

The tenancy agreement also comes to an end on 4th August, so by moving in, you would be committing to the new agreement. The first room would technically be sublet from 15th July - 5th August, then rented as normal from then on.

Here are the details:

£800, large double, furnished, available 15th July -5th August as a sublet, then 5th August onwards rented as normal. This room has a lovely big window facing the morning sun.

BONUS: BILLS ARE INCLUDED! However, we do pay £16 each a month for a fortnightly cleaner.

The Admin Fees are £300 for each room (agency, referencing, etc).

We have two bathrooms (one with shower, one just toilet), a cute kitchen and a lovely lounge with lots of plants that I'm trying not to kill. The landlord lives in the flat below - he is friendly and efficient at sorting out any problems.

The flat is also very well connected, with Rectory Road a 5min walk, Dalston Kingsland a 10-15min walk, Manse Road bus stop a 3min walk (buses to Shoreditch, London Bridge, Oxford Circus). Hackney Downs park is a stone's throw away, with a vegan market on Saturdays and lots of dog spotting. There's also a Farmer's Market down the street on Saturday mornings, Ridley Road market close by and all the delights of Stoke Newington on our doorstep.
